What developers actually need from a flooring contractor
Flooring sits near the end of the programme, which means it inherits everyone else's delays and still has to hit handover. A flooring subcontractor is worth having when they turn plots around quickly, finish to the same standard on plot forty as on plot one, and do not create snags for someone else to chase.

Consistency across every plot
On a development, the risk is not one bad floor — it is forty slightly different ones. Different batches, different setting-out, different fitters making different judgement calls at the thresholds.
We manage that by treating a development as one job rather than forty: same specification, same setting-out logic, same details at doorways and stairs, same team. A buyer viewing the show home and a buyer moving into the last plot should be looking at the same floor.
Preparation is where programmes are lost
New-build subfloors are rarely ready to receive a finish straight out of the ground. Power-floated slabs, drying screeds, plaster droppings, trades working over each other — all of it lands on the flooring contractor.
We handle the preparation ourselves rather than treating it as someone else's problem: damp proof membrane, latex screeding, surface smoothing and levelling as required. Because it is in-house, it does not add a hand-off or a wait to your programme.

Specification and choice
We fit LVT, carpet, vinyl and hardwood across new-build schemes, and can work either to a fixed developer specification or to a buyer-choice range where purchasers upgrade their own plot.
