The part of the floor you never see
Every flooring complaint we are ever called out to look at — a lifting edge, a hollow-sounding patch, a ridge showing through the LVT, a carpet that has gone lumpy — comes back to the same thing. Not the product. What it was laid on.
Modern floor coverings are thinner and less forgiving than the materials they replaced. LVT in particular will telegraph anything underneath it: a screw head, a trowel line, a dip of a few millimetres, the edge of an old adhesive bed. Sometimes straight away, sometimes months later when low winter light rakes across the room and shows you every one.
What preparation involves
Depending on what we find when the old covering comes up:
- Latex screeding — a pumpable, self-smoothing compound poured over the existing subfloor to give a flat, sound surface to bond to. The standard answer for uneven solid floors.
- Floor levelling — correcting falls and dips so the finished floor sits true across the room and through doorways.
- Surface smoothing — taking out ridges, trowel marks, old adhesive residue and high spots.
- Priming — so the compound and the adhesive actually bond rather than dust off.
- Damp proof membrane — where moisture is present or the floor is a ground-bearing slab without one.
- Board repairs — refixing loose or squeaking timber before anything goes over it.
New builds and refurbishments
On new-build plots we come in behind the wet trades, which means power-floated slabs, drying screeds, plaster splashes and levels that were never quite as flat as the drawing said. On refurbishments we are usually dealing with the opposite problem: decades of layers, adhesives and repairs.
Either way, we survey before we price. That means the preparation is in your quotation as a line you agreed, not as a variation raised halfway through the job.
Preparation as a standalone service
Most of our preparation work is part of a flooring job we are also fitting. We are also happy to be brought in to prepare a floor for another contractor, or for a client fitting their own covering — for example, screeding a slab ahead of a tiler or a specialist wood installer.
