Flooring Specification for New-Build Rental Properties: Durability, Consistency & Handover

What a New Build Flooring Contractor Actually Does on Site

Plenty of companies will fit flooring. Far fewer will show up reliably across multiple plots, work cleanly around other trades, hit your programme dates and deliver a consistent finish from unit one to unit twenty. That gap is where we work.

We are a new build flooring contractor covering Newark-on-Trent and the wider East Midlands, including Nottinghamshire, Lincolnshire and Leicestershire. We work directly with developers, construction companies and site managers as a flooring subcontractor, handling everything from first fix subfloor preparation through to the final floor laid and ready for handover. One point of contact. No juggling separate trades for screeding, DPM and fitting.

If you are a developer specifying flooring for a new phase, or a site manager who needs plots turned around to programme, read on. This article explains exactly how we work and why the subfloor matters as much as the product on top of it.

What Are New Build Floors Made Of, and Why Does It Matter?

New build floors in the UK are typically either a concrete ground-bearing slab, a beam-and-block system or a suspended timber deck on upper floors. Each one behaves differently under a floor covering, and each one needs different preparation before anything goes down.

Concrete slabs in new builds look flat but rarely are. They can have ridges, high spots and surface variation that will telegraph straight through a thin LVT or vinyl if they are not addressed. LVT is typically between 2.5mm and 5mm thick. Every imperfection underneath is an imperfection you will see and feel above.

Beam-and-block ground floors can have joint lines that need bridging. Timber upper floors flex slightly, which affects adhesive bond and the long-term stability of rigid products. None of this is insurmountable, but all of it needs to be assessed before a floor covering is specified, not after it is half-laid.

This is why we do our own subfloor preparation. We do not outsource screeding or levelling and then return to fit. We assess, prepare and fit, which means we own the result.

Subfloor Preparation: The Part That Determines Whether a Floor Lasts

For new build developments, subfloor preparation typically involves one or more of the following:

  • Moisture testing to establish whether residual construction moisture in the slab is within acceptable limits for the chosen floor covering
  • DPM installation where moisture readings are elevated or where the specification requires a damp proof membrane as a precaution
  • Latex screeding and surface smoothing to bring the subfloor to within the tolerances required for LVT, vinyl or engineered hardwood
  • Floor levelling to address high spots, dips or joint lines that would otherwise show through

On a multi-plot development, getting this stage right on every unit is what prevents callbacks, snagging items and costly remediation further down the line. We work to consistent standards across every plot, which matters when a development is being handed over to buyers or letting agents who will be inspecting closely.

Our article on latex screeding and floor levelling for new build developments goes into the technical detail if you want to understand tolerances, timing and what the process looks like on site.

Flooring Products We Fit on New Build Developments

We supply and fit a full range of floor coverings for new build projects, including:

  • LVT (luxury vinyl tile) in plank, herringbone and chevron formats. LVT is one of the most specified products on new builds for good reason: it is dimensionally stable, easy to clean, compatible with underfloor heating and highly durable in high-footfall areas.
  • Carpet for bedrooms and living areas, fitted to the same standard we hold on domestic projects.
  • Vinyl sheet for utility areas, bathrooms and kitchens where a seamless, waterproof finish is needed.
  • Engineered hardwood for higher-specification plots where buyers are expecting a premium finish.
  • Laminate where it is the right product for the specification and the subfloor conditions support it.

We can work to buyer choice schemes, where purchasers select from a pre-agreed range, or to a fixed developer specification across all plots. Either way, we keep records of what went down in each unit, which is useful at handover and for any future maintenance queries.

How We Work With Developers and Site Managers

Programme fit is everything on a new build site. A flooring subcontractor that cannot commit to dates or who turns up late creates a knock-on delay for decorators, snagging teams and completions. We understand that, and we schedule accordingly.

Here is how a typical engagement works:

  1. Initial discussion about the development, plot count, specification and programme. We can work from drawings at this stage.
  2. Site visit to assess subfloor conditions and confirm preparation requirements.
  3. Quotation covering subfloor prep and floor covering installation, priced per plot or across the development as agreed.
  4. Scheduling around your build programme, with clear dates for each phase of plots.
  5. Installation from subfloor preparation through to finished floor, working cleanly and to a consistent standard across every unit.
  6. Handover-ready finish on each plot, with any snagging addressed before sign-off.

We work Monday to Friday and operate across the East Midlands, which means developments in Nottinghamshire, Lincolnshire and Leicestershire are all within our regular working area.

Why the East Midlands New Build Market Needs a Local Contractor

New build activity across Nottinghamshire, Lincolnshire and Leicestershire has been steady, with residential development continuing around market towns and urban fringe sites. The mix of housing types on these developments, from starter homes to executive plots, often means a single development needs multiple specifications managed consistently. A contractor who knows the region, can reach sites quickly and does not sub out work to third parties is a practical advantage, not just a preference.

Local knowledge also means we understand the ground conditions that affect new build subfloors in this part of the country. Clay-heavy soils, seasonal moisture variation and the concrete mix practices common to regional builders all feed into how we assess and prepare a slab before anything goes on top.

What Happens When the Subfloor Presents Problems?

Sometimes the subfloor is not what the programme assumed. High moisture readings, uneven pours, surface contamination or unexpected joint movement can all delay or complicate installation. The question is whether your flooring contractor has the capability to deal with it on site, or whether they stop work and wait for someone else.

We handle it. Our team carries out the remediation, whether that is additional latex smoothing, a DPM application or localised levelling, and then continues with the installation. That is what joe crutchley found when we worked on his project:

"Nathan and team provided an exceptional service and a high quality flooring finish. Despite the difficulties with the under flooring they were professional, knowledgeable and dedicated to ensuring they completed the job. Would highly recommend for anyone wanting flooring done."

That attitude, working through the problem rather than around it, is what matters on a live development site where delays cost money.

We Also Work With Homeowners on New Build Properties

Not every new build enquiry comes from a developer. Many buyers move into a new home with bare concrete or basic floor coverings and want to upgrade before or shortly after moving in. We offer the same service to homeowners on new build properties: a free home measure, samples brought to you, subfloor preparation if needed, and full installation.

If you have bought a new build in Nottinghamshire, Lincolnshire or Leicestershire and want to specify your own flooring rather than take what the developer offers, get in touch and we will come and assess what is needed. Our article on flooring for new build homes across Nottinghamshire and Leicestershire covers the choices and considerations in detail.

Frequently Asked Questions

What subfloor preparation does a new build typically need before flooring is fitted? Most new build concrete slabs need moisture testing as a minimum. Depending on the readings and the floor covering specified, this may lead to DPM installation, latex screeding or surface levelling. We assess each plot individually and carry out whatever preparation is needed before any floor covering goes down.

Can you work to a buyer choice scheme on a multi-plot development? Yes. We can work from a pre-agreed product range and manage the logistics of different choices across plots, keeping clear records of what was fitted in each unit for handover documentation.

Do you cover developments outside Newark-on-Trent? We cover the East Midlands broadly, including Nottinghamshire, Lincolnshire and Leicestershire. If you have a development in the region, get in touch and we will confirm coverage and availability.

What floor coverings do you fit on new build developments? We fit LVT (including herringbone and chevron formats), carpet, vinyl sheet, engineered hardwood and laminate. The right product depends on the specification, the subfloor conditions and the end use of each room or unit. We will advise on what suits your project.
